Welcome to Hemlock Hospitality. By booking and staying at one of our properties, you agree to comply with the following terms and conditions. These are designed to ensure a smooth and enjoyable experience for all guests. Please read them carefully.

1. Definitions

  • “Company,” “we,” “us,” and “our” refer to Hemlock Hospitality, managed by Scott & Alice Weston.
  • “Guest(s),” “you,” and “your” refer to the individual(s) who book and stay at our properties.

2. Booking and Payment

  • Booking Confirmation: A booking is confirmed once the full payment has been received and you have received a confirmation email from us.
  • Payment: Full payment is required at the time of booking. We accept payments via credit card, debit card, or other payment methods as indicated on our website.
  • Security Deposit: A refundable security deposit may be required at the time of booking. The deposit will be refunded within [X] days after check-out, provided there are no damages or violations of the terms and conditions.

3. Check-in and Check-out

  • Check-in Time: Check-in is after 3:00 PM. Early check-in may be available upon request, subject to availability.
  • Check-out Time: Check-out is before 11:00 AM. Late check-out may be available upon request and may incur additional charges.
  • Identification: Guests must provide a valid ID upon check-in.

4. Cancellation Policy

  • Cancellation by Guest: If you need to cancel your booking, please notify us as soon as possible. Cancellations made [X] days before check-in will receive a full refund. Cancellations made within [X] days of check-in will forfeit [X]% of the booking amount.
  • Cancellation by Company: Hemlock Hospitality reserves the right to cancel a booking due to unforeseen circumstances (e.g., property damage, natural disasters). In such cases, a full refund will be provided.

5. House Rules

  • Occupancy Limits: Each property has a maximum occupancy limit. Exceeding this limit is prohibited and may result in immediate termination of the rental agreement without a refund.
  • Noise Levels: Quiet hours are from [10:00 PM to 7:00 AM]. Please respect the neighbors and other guests by keeping noise to a minimum during these hours.
  • Pets: Some properties are pet-friendly. Please check the specific listing for pet policies. Unauthorized pets are not allowed and may result in additional charges or termination of the rental agreement.
  • Smoking: Smoking is strictly prohibited inside all properties. Smoking is allowed only in designated outdoor areas.
  • Property Use: Guests must use the property only for residential purposes. Parties, events, and gatherings are not allowed without prior approval from Hemlock Hospitality.

6. Guest Responsibilities

  • Damage: Guests are responsible for any damage to the property during their stay. The cost of repairs or replacements will be deducted from the security deposit, and any additional costs will be charged to the guest.
  • Cleanliness: Guests are expected to leave the property in a clean and tidy condition. Excessive cleaning required after check-out may result in additional charges.
  • Lost Items: Hemlock Hospitality is not responsible for any personal items lost or left behind. Please ensure you check the property thoroughly before departure.

7. Liability

  • Injury and Damages: Hemlock Hospitality is not liable for any injury, loss, or damage incurred by guests during their stay. Guests are responsible for their own safety and the safety of their party.
  • Force Majeure: Hemlock Hospitality is not responsible for any delays, cancellations, or damages caused by events beyond our control, including but not limited to natural disasters, pandemics, or government actions.

8. Privacy Policy

  • Data Collection: We collect personal information necessary for processing bookings and ensuring the safety and security of our properties. This information is handled in accordance with our Privacy Policy.
  • Communication: By booking with us, you consent to receiving communications related to your booking, including confirmation emails, check-in instructions, and follow-up surveys.

9. Amendments

  • Changes to Terms: Hemlock Hospitality reserves the right to amend these terms and conditions at any time. Guests will be notified of any significant changes before their stay.
